Apple Streusel Coffeecake


2 1/2 cups pancake mix
1/2 cup brown sugar
1/2 teaspoon cinnamon
3/4 cup water
1 egg, beaten
2 tablespoons oil
1 1/2 cups apples, coarsely chopped
3/4 cup nuts, chopped
2/3 cup pancake mix
1/4 cup brown sugar
1 teaspoon cinnamon
3 tablespoons butter or margarine, melted

Heat oven to 350. Grease 13 x 9 baking pan. Combine pancake mix, brown sugar and cinnamon. Add water, egg, and oil; mix until smooth. Spread into prepared pan. Sprinkle apples evenly over batter. Combine nuts, pancake mix, brown sugar and cinnamon. Add margarine, mixing until crumbly; sprinkle over apples. Bake 25 to 30 minutes. Serve warm.
