Restaurant Site Selection


The following is reprinted from the newsgroup alt.food.professional and was in response to a students question regarding site selection criteria.

I happen to work for Popeyes in the area of Strategic Development so I think I can help you. Generally, we look for minimum population in the area of 20,000. We usually look at a 2 mile radius as the definition of our Primary Trade Area. Also we like to have a average daily traffic count of at least 16,000. We like to be on the "going home" side of the street too, since the majority of our business is take home dinner. Obviously, factors such as ingress, egress and visibility are also important.

As important as population, we like to evaluate the "quality" of the residential population. By that I mean, we use a lifestyle segmentation database which can index the demographic/lifestyle characteristics of any proposed site against our existing high volume locations. If there is not a significant population base, perhaps the "qualtiy" of that population can generate visit frequency, leading to higher sales volumes for us.
